In Mazatlán you can buy condominiums and houses.  Foreigners are not allowed to own land within 50km of the ocean, but the land is held in a trust by a bank.  There is a fee to set up the trust and an annual ongoing fee.

There are many condominiums that you can buy on the beach in the Golden Zone, Sabalo Country, Marina Mazatlán and Cerritos.  Along the Malecon, there are many condominiums across the street from the beach.  There are old houses in the Historic Old Town.  There are also many houses in nice neighbourhoods such as Lomas de Mazatlan and Gaviotas.  There is also a large gated community in the El Cid that has houses and some condominiums.  The more adventurous could buy a less expensive local house in a non-tourist neighbourhood which would provide it's own challenges.

Mazatlán has undergone a lot of upgrades recently so real estate prices are on an upswing.  You won't really find any cheap condominiums or houses currently.  Most of the new condominium development are more upscale with a larger price.
